Professional Drainage Site Evaluation & Plan

Before you dig one shovel or buy one roll of pipe, get a real plan. We come to your property, shoot the grades, measure the water, and hand you an engineered drainage design built for how your yard actually floods.

The Deliverable

You walk away with a plan, not a guess

Most drainage jobs fail because they were never designed — someone eyeballed a slope and buried some pipe. This evaluation gives you a documented, measured plan you can build to, hand to a contractor, or have us install.

Written drainage plan

A scaled site sketch showing drain runs, catch basins, pop-up emitters or daylight points, and discharge locations — keyed to real measurements.

Sizing & slope spec

Exact pipe sizes and the fall for every run, calculated to move your roof and yard water — not a one-size guess.

Materials list

Every part the job needs — pipe, fittings, basins, emitters — priced and in stock locally, no freight, no waiting.

The Engineering

What we measure & calculate on site

This is what separates a $500 professional evaluation from a free "we'll take a look." We bring the instruments and do the math.

1 · Grade & elevation shots

We shoot elevations across the property with a laser/transit to map exactly which way water moves and where it pools — the fall you have to work with, to the inch.

2 · Roof-area measurements

We measure the roof planes and map every downspout, so we know how much hard surface is dumping water and where it lands.

3 · Downspout & roof flow calculations

We convert roof area and Northeast Florida rainfall intensity into peak flow (gallons per minute) for each downspout and collection point — sized for a real storm, not a drizzle.

4 · Pipe sizing

Each run is matched to the flow it has to carry — 3.5", 4", or larger — using heavy-duty FDM HDPE, never thin box-store corrugated.

5 · Slope & routing

We set the fall on every run (minimum ~1%, about 1/8" per foot, more where grade allows) and route the system to a proper discharge — daylight, dry well, or sump.

6 · System components

Catch basins, sediment traps, pop-up emitters and cleanouts placed where the plan needs them — so the system performs and stays maintainable.

How It Works

Four steps to a buildable plan

Book the visit

Call or request a time. We schedule an on-site evaluation across St. Johns, Duval, and surrounding counties.

2

On-site assessment

We walk the property, shoot grades, measure the roof and downspouts, and find where the water actually goes.

3

The calculations

We run the flow, sizing and slope numbers and design a system built for your property's storms.

A failed drain costs 10x the plan

Water that isn't moved correctly finds your foundation, your slab and your landscaping. A $500 plan built on real measurements is the cheapest insurance against a five-figure water problem — and it makes every dollar of pipe you buy actually work.
